He always responded very quickly with our requests, he would come back with different options with comparison chart to clearly indicate how much we need for down payment, monthly payments, interest rates, closing costs etc.
We would highly recommend Bill to anyone in need of lending services. In fact, we have already recommended Bill to one of our friends on purchasing a house.

Bill is the most kind, patient and helpful person I have ever known. He answers his phone calls and emails promptly. You can ask him a million questions, and he will answer each and every one of them. Great experience!
Well I meet bill back in December 2016 he got recommended by my real estate agent we had a house in sight and started the process to get approved but we fail due to my work history and credit bill told me not to give up and put me in contact with a credit repair company they help me bring my score up and bill walk me thru the process of getting a new line so this time around we got approved before looking for our house after we found it we still had a couple of hick up but with bills help on Sunday 6-18-17 to be exact Father's Day bill called me to give me the great news that we had got approved and the closing date was as scheduled bill was more than just a lender to my family he became a friend and I'm alway going to have him in mind for any other financial situation.
--- Alejandres Felimon - Richmond, TX

I really liked his attitude!
I wouldn't usually say this but the way he had handled my mortgage was really pleasant. I personally enjoyed the time spent with him while we discussed feasible rates. He's a great man with a great personality and he offered really low interests as well. Definitely recommend him to others.
--- Tom Troiano - Atlantic City, NJ

He's nothing short of a miracle!
I'm a self-employed businessman and had him figure out the mortgage of the house after 30% down payment. The interest rates I received were incredibly low given what I had thought of earlier. One other important thing to note was that I hadn't really taken any loans earlier, so I had no credit history. He helped me out with all that as well so I can't really call him anything else but a miracle.
--- Fran Suarez - Cleveland, OH

He's really helpful!
I made a bid to him and the very same day he gave me an offer which I couldn't resist. It was too intimidating with those incredibly low interest rates and all, thoroughly recommend him.
--- Kenny Mickle - Houston, TX

Expeditious!
Bill was very expeditious and made it real easy going through the loan process. I felt he was on top of things.
I deal with investment properties and will more than likely call on him again.
--- Wayne King - Pensacola, FL

Bill was great!
Bill made us feel like a friend all the way thru the process. He was patient and explained everything he needed clearly. He was available ANYTIME we had questions or needed more information. Hopefully we won’t go thru this process again anytime soon, but if we do - we’d choose Bill! =)
--- Barbra & Nick Grimmer - Austin, TX

Great broker!
Bill was a great broker to work with. As first time home buyers we had many questions about the process, Bill took the time to help us even calling us back on weekends with answers. I would not hesitate to recommend him to anyone looking for a broker to work with.
--- Murray & Lisa Turner - Pensacola, FL

Outstanding service!
I couldn't have been more pleased with Bill's level of service. He made what is typically a lengthy, arduous process far quicker and easier at every turn. I'm extremely comfortable recommending Bill to friends and family, and will definitely utilize his services again!

🚗💦 Car Wash Financing: How to Fund Your Next Car Wash Investment & Build Long-Term Cash Flow 💰📈
🏦 Car Wash Loans Explained: Financing for Acquisitions, Construction, Equipment & Expansion 🚘💦
Car Wash Financing: How to Finance the Property, Equipment, and Business
Car washes can be attractive commercial real estate and operating-business investments, but financing them is rarely as simple as getting a traditional commercial mortgage.
A car wash combines several components into one transaction: commercial real estate, specialized equipment, business operations, and significant site improvements. For new developments, lenders may also have to evaluate construction costs, equipment installation, projected revenue, and the experience of the operator.
That makes choosing the right car wash financing structure especially important.
Whether you are purchasing an existing car wash, building a new express tunnel wash, refinancing an established operation, or expanding your current business, understanding how lenders evaluate these transactions can improve your chances of securing competitive financing.
Why Car Wash Financing Is Different
Car washes are generally viewed as specialized or special-purpose commercial properties.
Unlike a conventional office or retail building, much of a car wash property's value can be tied directly to the operation itself.
A lender may therefore evaluate several components simultaneously:
·Real estate value
·Business cash flow
·Historical revenue
·Car wash equipment
·Site improvements
·Traffic counts and demographics
·Competition
·Operator experience
·Borrower liquidity
·Debt-service coverage
This is why approaching only one bank can unnecessarily limit your financing options.
Different lenders can have dramatically different appetites for car wash properties.
What Can Car Wash Financing Be Used For?
Depending on the lender and loan program, financing may potentially support:
Car Wash Acquisitions
Buying an existing operating car wash may involve financing both the underlying real estate and the operating business.
Lenders typically review historical financial statements, tax returns, equipment condition, property value, and normalized cash flow.
New Car Wash Construction
Ground-up car wash financing can include land acquisition, vertical construction, site improvements, equipment, and other eligible project costs.
Construction lenders generally place significant emphasis on borrower experience, equity contribution, market feasibility, construction budget, and projected stabilized cash flow.
Equipment Financing
Modern tunnel systems, conveyors, dryers, water reclamation systems, vacuums, payment systems, and other equipment can represent a substantial percentage of total project cost.
Equipment financing may sometimes be structured separately or incorporated into a larger financing package.
Car Wash Refinancing
Established operators may refinance to restructure existing debt, potentially improve cash flow, access equity, or fund additional expansion.
Car Wash Expansion
Successful operators may need capital for additional tunnels, equipment upgrades, renovations, technology, or additional locations.
SBA 7(a) Loans for Car Wash Financing
For qualifying owner-operated businesses, an SBA 7(a) loan can be a powerful financing option.
SBA 7(a) proceeds can generally be used for purposes including acquiring or improving real estate, purchasing machinery and equipment, working capital, refinancing eligible business debt, and complete or partial changes of ownership.
That flexibility can make SBA 7(a) particularly useful when a transaction includes both the real estate and operating business.
For example, someone acquiring an existing car wash might need financing for:
·Real estate
·Business acquisition
·Equipment
·Furniture and fixtures
·Improvements
·Working capital
Instead of separating every component into individual loans, an SBA structure may provide a more comprehensive solution for qualifying transactions.
SBA 504 Financing for Car Wash Properties
The SBA 504 program can also be attractive when the primary financing need involves owner-occupied commercial real estate and major fixed assets.
Eligible uses can include purchasing or constructing buildings, acquiring land, improving existing facilities, and purchasing qualifying long-life machinery and equipment.
Because SBA 504 is focused on fixed assets, it does not provide the same working-capital flexibility as SBA 7(a).
The correct program therefore depends heavily on the transaction.
Conventional Bank Car Wash Loans
Strong operators may also qualify for conventional commercial bank financing.
Banks typically evaluate:
·Historical operating performance
·Borrower credit
·Liquidity
·Global cash flow
·Debt-service coverage
·Property value
·Equipment
·Management experience
·Loan-to-value
·Market conditions
Established car washes with strong financial statements may receive more attractive conventional options than startup projects because the lender can evaluate actual operating history rather than relying primarily on projections.
Car Wash Construction Financing
Ground-up construction requires another level of underwriting.
A lender isn't simply asking whether the property has value today. It must determine whether the completed project is economically viable.
Expect lenders to examine:
·Land basis
·Construction budget
·Plans and specifications
·General contractor
·Equipment package
·Environmental considerations
·Market demographics
·Traffic counts
·Competition
·Projected membership revenue
·Average ticket
·Projected vehicle count
·Operating expenses
·Stabilization timeline
·Borrower equity
·Post-closing liquidity
A well-prepared financing package can make a significant difference.
What Do Car Wash Lenders Really Evaluate?
1. Cash Flow
For existing operations, lenders want to understand whether the business generates enough sustainable cash flow to support the proposed debt.
2. Location
Traffic volume, visibility, ingress and egress, surrounding population, household income, nearby development, and competition can materially influence the underwriting.
3. Equipment
Equipment age and condition matter because replacing a tunnel system or major components can require significant capital.
4. Operator Experience
An experienced multi-location operator may receive a different underwriting response than someone developing their first car wash.
That doesn't necessarily mean first-time operators cannot obtain financing. It means the lender may place greater emphasis on liquidity, management planning, franchise or operating support, and equity.
5. Borrower Liquidity
Lenders generally want borrowers to have adequate liquidity both for their required equity contribution and for unforeseen expenses after closing.
6. Business Plan and Projections
For startups and ground-up developments, projections need to be defensible.
Aggressive revenue assumptions without adequate market support can weaken an otherwise strong transaction.
Buying an Existing Car Wash vs. Building One
These are fundamentally different credit profiles.
An existing car wash provides historical information. The lender can evaluate actual sales, expenses, memberships, vehicle counts, and cash flow.
A new development relies much more heavily on projections.
That additional uncertainty can affect leverage, equity requirements, underwriting, and lender selection.
For investors considering both strategies, financing should be evaluated before committing significant capital to a site or acquisition.
Why Lender Selection Matters
One lender might decline a car wash because it considers the property too specialized.
Another lender may actively pursue car wash financing.
This difference in lender appetite is exactly why borrowers should avoid assuming their existing bank represents the entire commercial lending market.
Through CommLoan, borrowers can evaluate financing opportunities across a broad commercial lending marketplace rather than relying exclusively on one lending relationship.
The objective isn't simply finding a loan.
It's identifying a capital structure appropriate for the property, business, borrower, and long-term investment strategy.
Start the Financing Conversation Early
One of the biggest mistakes car wash investors can make is waiting until after signing a purchase contract or spending heavily on development before determining whether the proposed financing structure is realistic.
Before committing substantial capital, evaluate:
·Total project cost
·Potential loan proceeds
·Required equity
·Debt service
·Cash-flow assumptions
·Equipment costs
·Construction contingency
·Liquidity requirements
·Exit strategy
Understanding these factors early can help prevent financing surprises later.
Ready to Explore Car Wash Financing?
Whether you're buying an existing car wash, refinancing, developing a new location, purchasing equipment, or expanding an established operation, the financing structure can have a significant impact on your investment.
The right strategy starts with understanding the deal and matching it with lenders that understand the asset class.
